Nerkundram Scheme - Extend Additional House Building Advance from Rs.20.00 lakh to Rs.25.00 lakh for All India Service Officers From Rs.10.00 lakh to Rs.15.00 lakh for State Government Servants for the purchase of flats under "Own your Housing Scheme" Nerkundram Phase-II, Stage I Orders - Issued.

1. G.O.(Ms.) No.25, Housing and Urban Development (HBA) Department, dated 02.02.2021.

2. G.O.(Ms.) No.96, Housing and Urban Development (HBA) Department, dated 28.07.2021.

3. G.O.(Ms.) No.52, Housing and Urban Development (HBA) Department, dated 17.05.2023.

4. Representation from Thiru. Vishu Mahajan, IAS., Joint Managing Director, Tamil Nadu Power Distribution Corporation Limited, dated 14.08.2024. In the Government order 1st read above, orders were issued for additional House Building Advance of Rs.10.00 lakh for State Government Employees and Rs.20.00 lakh for All India Service Officers for "Own Your Housing Scheme" at Nerkundram.

2. In the Government order second read above, an amendment were issued for the Government Order 1st read above for the recovery of last installment.

3. In the Government order third read above, orders were issued for enhancing the House Building Advance from Rs.40.00 lakh to Rs.50.00 lakh in respect of State Government employees and from Rs.60.00 lakh to Rs.75.00 lakh in respect of All India Service Officers.

4. In the reference fourth cited, Thiru. Vishu Mahajan, IAS., Joint Managing Director, Tamil Nadu Power Distribution Corporation Limited in his representation dated 14.08.2024 stated that the Tamil Nadu Housing Board has intimated all the allottees under the scheme that 5% GST is applicable on the sale of the houses to the allottees and the same is to be recovered from them. He also stated that the project cost has been increased due to price variation and the estimated additional cost may be around Rs.10.00 lakh to Rs.12.00 lakh per allottee. Most of the allottees have already availed the entire House Building Advance and also additional bank loans to finance the house. In order to pay for the unforeseen additional cost, he has requested that an additional House Building Advance of Rs.5.00 lakh may be sanctioned for the allottees.

5. The Government after careful consideration, decided to accept the request of Thiru. Vishu Mahajan, IAS., Joint Managing Director, Tamil Nadu Power Distribution Corporation Limited and accordingly enhance the additional House Building Advance for Nerkundram Scheme from Rs.20.00 lakh to Rs.25.00 lakh for All India Service Officers and from Rs.10.00 lakh to Rs.15.00 lakh for State Government Employees.

6. This order issues with the concurrence of the Finance Department vide its U.O.No.8227013/Finance (Housing)/2024, dated 07.10.2024
